How is the estimated value calculated?

The estimated value is the average price per square metre of the selected comparable properties multiplied by your property's total area in square metres: average price per m² × property size (m²) = estimated value.

How the calculation works

  1. CASAFARI finds a group of similar properties in your area. It selects them by key characteristics such as location, size and features.
  2. It calculates the price per square metre for each comparable property.
  3. It calculates the average price per square metre across all selected comparables.
  4. It multiplies that average by the total number of square metres of your property.

Good to know

  • You can choose or adjust the comparables used in your valuation yourself. The average price per m² is based on the comparables you select, so changing them can change the estimated value.
  • The total area of your property feeds directly into the calculation. Check that it is correct.

Registered prices in the estimate

Registered transaction prices come from official sources: Notariado in Spain, INE in Portugal, DVF in France, Agenzia delle Entrate in Italy and RCN in Poland and Statistik Austria in Austria. Comparables with a registered closing price are added automatically when the valuation finds them, so their price per m² feeds into the average, which you can adjust by choosing your own comparables.

All of this — the comparable selection, the registered closing prices and the adjustable average — is what CASAFARI Valuation & Market Study brings together when you run an estimate for a property.
